Job Description Summary
Working under the direction of the Account Director, prime responsibilities include managing the workflow of preventive and corrective maintenance activities to assure compliance with clients' metrics and facility operational reliability. Additionally, perform mechanical troubleshooting and repair of critical infrastructure support systems necessary for efficient operation of mechanical, electrical, plumbing, elevator, and energy management control systems in the assigned portfolio.
Essential Functions
- Provides leadership and motivation by communicating core beliefs and values to create a positive work environment through fairness and equality.
- Establishes goals, performance criteria, and measurement processes to proactively manage employees; coordinates implementation of annual performance objectives and assists in developing a reporting format to track their completion.
- Maintains accuracy of site-specific documentation for all assets, including property information books, as-built drawings, site operating manuals, and emergency operations manuals.
- Schedules work and preventive maintenance tasks during system inactivity or downtime to reduce business interruptions.
- Works closely with management to ensure maintenance activities are well planned and coordinated.
- Ensures engineers are properly equipped with necessary uniforms and tools.
- Reviews preventive maintenance cycles monthly to improve efficiency and response.
- Manages Building Engines / Plant Log programs and monitors work productivity through service call and preventive maintenance reports.
- Conducts periodic inspections and audits to confirm compliance with operations and maintenance programs including safety and regulatory requirements.
- Facilitates safety training programs to maintain compliance.
- Inspects all MEP machinery, equipment, and work areas to ensure good housekeeping and safety; produces monthly reports.
- Ensures machinery inspections and personnel licenses are current.
- Oversees employee performance, coaching, and goal development.
- Monitors contracted maintenance, repair, and construction activities for compliance with building policies.
- Adjusts scheduling to assure proper coverage during absences.
- Assists in technical training and skills upgrading for staff.
- Demonstrates sound decision-making and includes appropriate people in the decision process.
Requirements and Qualifications
- High school diploma or equivalent certification required.
- 5-7 years operational experience, with 3+ years facilities experience preferred in life sciences or scientific research.
- Accredited technical, military, or college certification in HVAC, Operating Engineering Technologies, or equivalent training and experience.
- Universal CFC certification required.
- Advanced knowledge of Building Automation Systems, Microsoft Windows, Excel, and Lotus Notes.
- Strong technical and problem-solving skills.
Compensation: $135,000 - $145,000 (Non-union)
