JOB DESCRIPTION SUMMARY
This position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
JOB DESCRIPTION
- Perform all sales and leasing activities to achieve community revenue and occupancy goals: greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, criminal background checks, preparing lease and move-in packages, and ensuring smooth move-in and lease signing.
- Inspect apartments prior to move-in to ensure move-in ready condition; coordinate with maintenance team as needed.
- Stay informed about market and competitor conditions to develop and implement marketing plans and goals to sustain occupancy; adhere to policies on concessions and specials.
- Design and execute marketing activities to drive traffic including resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, email), and community-specific programs.
- Use property management software (OneSite, Yardi) to track availability, record leasing activities, manage resident and prospect data.
- Ensure community and show units meet company standards; inspect marketing corridor and leasing tour daily; communicate maintenance and upkeep needs; merchandise show units and amenities; prepare leasing office daily.
- Follow-up with prospects and new residents to ensure satisfaction through email, notes, calls to finalize lease or renewal decisions.
- Support lease renewal program with preparation of renewal letters and packages, advance contact with renewing residents, and ensuring timely lease signing and implementation.
- Respond quickly and courteously to resident and owner concerns and questions; take prompt action to solve problems or convey requests to appropriate persons.
Required Licenses or Certifications
- Must have all licenses and/or certifications required by State and Local jurisdictions.
- Valid driver's license to operate golf cart on property.
Physical Demands
- Ability to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
- Work inside and outside in all weather conditions.
- Ability to push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel for training, meetings, or assisting other properties.
- Flexible work schedule including evenings, weekends, holidays.
Schedule: Monday-Friday plus rotating weekends.
Additional Compensation: Eligible for bonuses in addition to base pay based on performance and position type.
