As Technical Manager, you will playa central rolein optimising energy performance, planninglong‑termtechnical investments, and supportingdata‑drivenreporting. You will analyse operational costs, collaborate closely with contractors, suppliers, and tenants, and independently manage smaller technical projects that contribute to the centre’slong‑termperformance and sustainability.
What you will be doing…
Technical Operations & Maintenance
Ensure seamless daily technical operations andlong‑termmaintenance planning.
Ensure statutory inspections are completed, documented, and followed up on; manage property damages and corrective actions.
Develop operation and maintenance plans together with the Senior Technical Manager and contribute to daily operational oversight.
Support the Sr TMand manage OPEX and related CAPEX budgets, including cost control andfollow‑up
Follow up on energy consumption, including preparation of monthly reports.
Overseewaste‑handlingprocesses in collaboration with contractors and ensureaccuratereporting.
Drive sustainability initiatives aligned with Better Places 2030 (energy, waste, water, certifications)and work with Sr TM to plan and execute theLong TermEnergy Action Plan (LTEAP).
Ensures that technical documentation, inspectionprotocolsandtenant‑relatedtechnical requirements are documented, updated and accessible
Supplier & Contract Management
Maintain close contact with external suppliers (operations, security, cleaning, waste management) to ensure service delivery meets contractual standards.
Support the Senior Technical Manager and Facility Manager inidentifyingweaknesses in supplier performance and opportunities tooptimisecost and daily operations.
Manage insurance cases and ensuretimelycommunication with relevant stakeholders.
Tenant & Project Support
Oversee andparticipatein tenantfit‑outsfrom a technical perspective, working closely with project managers.
Support technical projects and gradually take ownership oflong‑termproject management responsibilities.
Act as a point of contact for tenants on operational and technical matters (e.g.,Täby‑mail, Connect).
Financial Administration
Manage invoice flows and ensureaccuratecoding and approval processes.
Collaborate with Finance, Operations Management, and department heads to developand supportannual budgets and quarterly forecasts, ensuring effective management of the centre’s service charge.
Ensure effective leadership of all departments to meet contractual obligations, deliver budgets, and maximise operational performancewithin the PMPS scope.
Take responsibility for the OPEX budget, including delivery of planned actions, execution of assigned costs and spot orders, budgetfollow‑up, forecasting, and financial administration.
Reporting & Compliance
Report key performance indicators, including energy data, to the Paris headquarters.
Ensureaccuratereporting andfollow‑upin systems such as Reporting21, Momentum, andDalux.
Administer authority inspections and prepare for internal and external reviews (e.g., Health & Safety, BREEAM)
Responsible administrator for the work preparation portal, making sure it is used correctly, contacting contractors, and ensuring that agreed processes are followed
What skills, experience, and knowledge will you need to be successful?
Relevant post-secondary technical education (e.g., property management, building operations).
Minimum 2–3 years of experience in technical property management; commercial property experience is beneficial.
Strong administrative skills, comfortable working with digital systems.
Experience in shopping centres, control systems, automation, or energy-saving projects is an advantage.
Excellent command of Swedish and English, both spoken and written.
