Job Description Summary
Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds, routine assessments, preventive and corrective maintenance, painting, and housekeeping for assigned properties.
Essential Functions and Responsibilities
- Perform all plumbing, electrical, or HVAC requirements of the building(s).
- Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.
- Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and other equipment to provide comfortable building environments.
- Verify field conditions and perform necessary repairs or adjustments.
- Monitor energy management systems.
- Repair doors, ceilings, hand railings, floors, and other general property repairs.
- Perform repairs to plumbing fixtures.
- Perform preventive maintenance per standards and manufacturer recommendations.
- Inspect engine room equipment, fan room equipment, cooling tower, motors, pumps, electric rooms, generators, fire pumps, sump pumps, and ejector pumps.
- Replace lamps, fixtures, signage, and verify cleanliness and safety in all areas.
- Ensure proper operation of emergency exit signs and lights.
- Perform fire and life safety inspections following regulations and standards.
- Document and report activities to supervisor.
- Respond immediately to emergency situations and customer concerns.
- Comply with all applicable codes, regulations, and company directives regarding building operations and safety.
- Complete required safety training annually.
- Maintain neat and clean appearance per company dress code.

Education and Experience
- High School Diploma or GED equivalent required.
- Graduate of apprentice program or trade school preferred.
- 5+ years related work experience in mechanical, electrical, and plumbing systems in commercial properties.
Additional Qualifications
- Appropriate licenses/permits for trade (Journeyman or Master Electrician, Refrigeration Certificate, Boiler License, etc.).
- Certification as a Universal Technician for CFCs may be required.
- Valid driver's license and good driving record.
- Basic computing skills (Outlook, Excel, Word).
- Knowledge in energy management systems and techniques.
- Ability to work extended hours, on call, and during emergencies.
Work Environment and Physical Demands
- Professional office environment with travel to various property locations.
- Must be able to stoop, stand, climb, lift 50 lbs., crouch, reach, and use vision and communication skills as required.
